These terms apply to your use of this website and to estimates and services provided by Blackstone Construction LLC ("we", "us", "our"). By using this site or requesting an estimate, you agree to them. If you do not agree, please do not use the site.
About this website
The content on this site is provided for general information about our deck and concrete services in Philadelphia, South Jersey and northern Delaware. It describes typical work, typical timelines and typical conditions. Chapters and material sheets describe what can be ordered, not any particular finished job. Photographs on this site may be stock photography used to illustrate a type of work. The content is not advice about your specific property, and it is not an offer to perform work at any particular price.
Estimates
We provide free written estimates after visiting the property and measuring the area. Decks and concrete are priced by size, material, site conditions and access, which is why we do not quote prices over the phone or publish them on this site.
An estimate is valid for the period stated on it. It is based on what was visible and measurable at the time of the visit. If conditions are found during the work that could not reasonably have been seen beforehand, such as buried debris, rock, unsuitable soil, a rotten ledger or structure behind a wall, we will stop, explain what we found and agree any change with you before continuing.
Permits and approvals
Some work requires a permit from your city, township or county. Where the estimate says we will handle the permit, we prepare and file the application on your behalf and you agree to sign what the authority requires. Permit fees are stated separately. Review times are set by the authority, not by us, and are not included in our on-site schedule.
Scheduling and weather
Concrete requires suitable temperatures to cure properly, and deck work is unsafe in storms and high wind. We may reschedule work because of rain, cold, heat or other conditions that would affect the result or safety. We will contact you as early as we can when that happens. We are not liable for losses caused by weather-related delays or by permit review times.
Access and site conditions
You agree to provide access to the work area on the scheduled dates, and to:
- Move vehicles, furniture, planters and personal property out of the work area
- Tell us about septic systems, drainage, irrigation lines, invisible fencing, utilities or anything else below the surface
- Keep people and pets off the work area during the work and, for concrete, during the cure period we give you
We call the utility locating service before we dig. We are not responsible for damage to unmarked private lines below the surface, or to concrete damaged because it was used before the cure period ended.
Curing and use of new concrete
New concrete gains strength over roughly 28 days. We will give you the times after which you can walk on it, put furniture on it and drive on it. Minor surface color variation, hairline shrinkage cracks that do not open or shift, and marks from use during the cure period are normal characteristics of new concrete and are not defects.
Wood and composite materials
Pressure-treated lumber is a natural product. Checking, small surface cracks, color change and minor movement as it dries are normal and are not defects. Composite decking is subject to the manufacturer's own terms, which we pass on to you. Stains and sealers on wood are maintenance items and need to be reapplied on the schedule we recommend.
If something is not right
If a defect in our workmanship appears after the work is finished, contact us at blackstoneconstruction10@gmail.com or (215) 667-7603 and give us a reasonable opportunity to inspect it. We will come back and correct defects in our workmanship. This does not cover:
- Damage caused by loads heavier than the structure or slab was built for
- Damage from plows, chemicals, de-icing salt, fuel, oil or solvents
- Movement caused by ground conditions, tree roots, water sources or settlement outside the work area
- Normal wear, weathering, fading or the natural aging of wood and concrete
- Defects in materials, which are covered by the manufacturer's terms where applicable
- Work performed on or altered by others after we finished
- Surfaces used before the cure period we gave you had ended
Payment
Payment terms are stated in your estimate. We accept Cash, Check, Zelle. Full payment is due on the terms agreed unless we have agreed something else in writing. We do not offer financing.
Disclaimer of warranties
This website is provided "as is" and "as available". To the fullest extent permitted by law, we disclaim all warranties of any kind relating to the website, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose and non-infringement. We do not warrant that the site will be uninterrupted, error free, or that the information on it is complete or current. Nothing in this section limits the commitment described above under "If something is not right", which applies to work we perform.
Limitation of liability
To the fullest extent permitted by law, we are not liable for indirect, incidental, special, consequential or punitive damages arising out of your use of this website. For work we perform, our liability is limited to the amount you paid us for that work.
Intellectual property
The content, layout and marks on this site belong to us or our licensors. You may not copy or reuse them without our written permission.
Third-party links
We may link to other websites. We do not control them and are not responsible for their content or their practices.
Governing law
These terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict of law rules. Any dispute will be brought in the state or federal courts located in Philadelphia County, Pennsylvania.
Changes
We may update these terms. The date at the top shows when they were last revised. Continuing to use the site after a change means you accept the updated terms.
